We will review your application to determine if you are a good fit for the property. This process can take up to 5 business days. We will contact you if we decide to proceed.
To ensure the safety of all our tenants, we always perform a background check. This background check returns state and national records and includes criminal and credit history.
We may reach out to verify employment and income. If it can not be verified, we may need to see a paycheck stub or W2. Sometimes we also check with prior landlords to ensure you left in good standing.
If you have pets, they must meet certain guidelines:
Size restrictions: Pets over 50lbs require a temperament assessment and must demostrate they are well trained. The tenant must also have a good plan in place for the mental well being of the animal. (regular walks, dog park, etc)
Responsible Ownership: We will need to see proof of vaccinations and ensure you have a vetrinarian.
If accepted, we will send you a lease agreement to sign. This will outline the terms of the lease such as how to pay rent, termination notice periods, and what is expected of you as a tenant. At this time, the rental deposit, first month's rent, and any pet deposit will be due.
If everything goes as planned, you will be moving in to your new home. The propertty manager will meet with you to hand over the keys and go over any last minute questions you may have such as changing furnace filters.
