Do you allow pets?
We love pets! Pets over 50 lbs require a temperament assessment. We allow 1 pet per household (exceptions for 2 may be made). A pet deposit and monthly fee apply. ESA animals are welcome without additional fees — though ESA status does not allow additional non-ESA pets.
What lease terms do you offer?
We offer 12-month and 18-month leases. All leases renew to month-to-month unless otherwise arranged. Contact us if you have specific needs.
How do I pay rent?
The most common method is Zelle. We also accept electronic bank transfers, Bitcoin, and USDC. No cash please.
Do I pay utilities?
Yes. In some multi-unit properties (e.g., duplexes without separate water meters) utilities may be split and added to your monthly rent. Your lease will spell this out clearly.
Am I responsible for lawn care?
Yes — most city ordinances require lawns under 6 inches. If you need help, we can arrange a lawn care service for an added fee.
Am I responsible for snow removal?
City ordinances typically require sidewalks cleared within 24 hours of snowfall. That responsibility is yours as the tenant. We can arrange snow removal for an additional fee if needed.
What if I have a maintenance issue?
Submit requests through your tenant portal. For emergencies, call the number on your lease — but please be mindful of after-hours calls for non-emergencies.
How many visitors can I have?
Up to 3× the number of bedrooms at one time. Visitors cannot stay longer than 48 hours consecutively or use the property as their address.
Can I end my lease early?
Unforeseen circumstances happen. The deposit will be forfeited and you will owe 2 months rent from the termination date unless the lease states otherwise. We work with military personnel receiving orders.
What is the notice period to end a lease?
Refer to your lease agreement — requirements vary by property. Contact us to discuss your specific situation.
