Do you allow pets?

Of course we do! We love pets and we know how important they are. We have certain guidelines for pets:
Size and Number Restrictions: Pets over 50lbs require a temperament assessment. While some larger breeds may not be accepted, exceptions are made for calmer breeds like Borzois and Greyhounds if the property is fenced in. 1 pet per household, in some instances we may make an exception for 2 pets
Responsible Ownership: Tenants must provide vet records with vaccinations, ensure pets are leashed outdoors, and clean up after them.
Additional Requirements: A pet deposit and monthly fee are required. For further inquiries about our pet policy, feel free to contact us.
Emotional Support Animals: We do not charge additional fees for emotional support animals. However, if you do have ESA pets, we will not allow additional non ESA pets in the home. An example of this is someone who has 2 dogs and also 2 ESA cats. The 2 dogs would not be allowed.

What is the length of your lease terms?

We offer lease terms of 12 months and 18 months. All leases are renewed to month to month unless otherwise specified. If you have any questions about our lease terms, feel free to contact us.

How can I make rental payments?

The most common way to make rent payments is with Zelle however, you may aslo pay via electronic bank transfer or even with Bitcoin or USDC.

Do I have to pay utilities?

All tenants will pay utilities however, some properties such as duplexes do not have seperate meters for water? Your bill may be split with the other untis in the building. If this is the case, the amount will be added to your monthly rent. Each property is different and we will provide you with the details in your lease agreement.

Am I responsible for lawn care?

Yes, you are responsible for maintaining the outdoor lawn and bushes. Most city ordinances require that lawns be kept under 6 inches. If you are unable to do so, we can provide a lawn care service for an additional fee.

Am I responsible for snow removal?

Most city ordinances require sidewalks be cleared within 24 hours of snowfall. You will be responsible for this as the tenant. If you are unable to do so, we can provide a snow removal service for an additional fee.

What if I have a maintenance issue?

You can use our contact form to submit a maintenance request. If it is an emergency, please call us at the number on our contact form however, please be mindful of what constitutes an emergency. Calls may go unanswered late at night and early morning hours.

How many visitors can I have over?

We limit the number of visitors to 3x times the amount of bedrooms in the unit at a time. Visitors are not allowed to stay for more than 48 hours at a time and are never allowed to use the property to receive mail or as their residency.

Can I end my lease early?

No one can ever predict the future and we understand that sometimes things happen. In this case the deposit will be forfeited and you will be responsible for 2 months rent after the date of termination unless stated otherwise by the lease agreement. We always work with military personnel who have received orders to move or are being deployed.

What is the termination notice period?

You should refer to your lease agreement for the termination notice period as each property may have different requirements. If this is something that you would like to discuss, please contact us.
