1 Acceptance of Terms

3 SMS & Messaging Program

Perfect Home Strategies SMS Notification Program

Program Name: Perfect Home Strategies Tenant & Applicant Notifications

Program Description: Perfect Home Strategies LLC sends SMS and/or WhatsApp messages to opted-in applicants and tenants for operational purposes including: application status updates, lease signing reminders, maintenance request updates, rent payment reminders and confirmations, and important tenancy notices.

  • Message frequency: Message frequency varies based on your tenancy activity. You may receive up to 5 messages per month under normal circumstances.
  • Message & data rates may apply. Standard message and data rates from your mobile carrier may apply.
  • For support, reply HELP to any message or contact us at [email protected] or 515-322-5624.
  • To opt out of all SMS messages, reply STOP to any message. You will receive one final confirmation and no further messages will be sent.
  • To re-subscribe after opting out, reply START.
  • No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

You consent to receive SMS or WhatsApp messages when you provide your phone number in connection with a rental application or tenant portal registration, and you have not opted out. Consent to receive SMS messages is not a condition of renting a property.

Messages are delivered via third-party messaging infrastructure. Carriers are not liable for delayed or undelivered messages.

4 Personal Information

5 No Right to Rent

The Website does not grant users the right to rent any property. Rental agreements are finalized only through direct communication with Perfect Home Strategies LLC and the signing of a lease agreement. Submission of a rental application does not constitute a rental offer or guarantee of tenancy.


6 Rent Payments

Contact information and addresses provided on the Website are not designated for rent payments. Rent payment instructions are outlined in each individual lease agreement. Please follow the payment instructions in your signed lease agreement. Do not send rent payments to the general contact address or email on this Website.


7 Accuracy of Materials

The materials on this Website are provided for general information purposes only and are not comprehensive. Perfect Home Strategies LLC does not warrant the accuracy, completeness, or reliability of any materials on the Website. Property availability, pricing, and details are subject to change without notice.

9 Right to Terminate

Any communication required by a lease agreement (notices, maintenance requests during a tenancy, etc.) should be made through the channels outlined in your lease agreement or through the tenant portal.

These Terms & Conditions are governed by and construed in accordance with the laws of the State of Iowa and applicable federal laws of the United States. You irrevocably submit to the exclusive jurisdiction of the courts in Iowa for any disputes arising from these Terms & Conditions or your use of the Website.

If any provision of these Terms & Conditions is found to be unenforceable, the remaining provisions remain in full force and effect.


12 Miscellaneous

Entire Agreement: These Terms & Conditions, together with our Privacy Policy, constitute the entire agreement between you and Perfect Home Strategies LLC regarding the use of the Website.

Severability: Any term found wholly or partially void or unenforceable is severed to the extent of the invalidity. The remainder of these Terms & Conditions is not affected.
